12715 Burson is located in Manchaca, Texas – a.k.a “far south Austin” – in Bear Creek Park. It’s currently on the market for sale.
The most spectacular feature of this property is…the property! 1.26 acres on the banks of Bear Creek, it’s hard to believe this kind of peaceful beauty is so close to central Austin.
When you pull up to 12715 Burson, the large front yard is impressive enough, it’s hard to image the surprise behind the house!
Walk through the home past the screened in porch
cross the back yard area, pass through the gate with the hanging metal guitar sculpture (more on the music connection later!)
through the wooded path till you see a hammock.
Just past this is the creek. If it’s full & flowing you might hear it before you reach it.
If dry, it’s a fascinating scape to explore. My children on a recent visit, were entertained for quite a while in a fantasy world through the rocks.
Back to the sweet home, built in 1973, it has approximately 1765 square feet, 3 bedrooms, 2 baths, beautiful saltillo tile
A sweet kitchen with glass front cabinets & a view of the back yard
but the surprising bonus is the 400 square foot music studio! Lined with cedar, one wall of rock/stone, and a partially vaulted ceiling, the acoustics are great. The space is ideal for recording or rehearsing. The former owner converted the garage to make this studio, then built a new garage adjoining it. This is so ideal for musicians – whether professional or hobbyists.
The garage is extra large for storage and has a workshop off of the rear.
Manchaca & Bear Creek Park are located about 13 miles from Whole Foods Market on 6th & Lamar – my central point of reference for all. If you take the scenic route all the way south on Manchaca Road, you pass a ton of restaurants, shops, grocery & coffee spots! I often stop at Strange Brew coffee when I’m en route to the house. It is also easily accessible by I35.
When you are in Manchaca – you cant miss, and you shouldn’t miss CATTLEACS chainsaw art – locally carved by Manchaca resident Doug Moreland. When we stopped by, we got a very personal tour by a very educated guide, he was 6 years old I think!
It really is small town living, peaceful, quiet, retreat-like, yet close enough to Austin to be a part of it all.
